A lot of us have terminals down in Hutchins. I'd second seeing if you could rent it out as a drop lot. I would think the carrier would have insurance for it but I dont know.

I know my carrier won't pay us for parking generally, especially that close to our terminal.

Thank you Steve, yes, it is a parking lot for steady income and is geared more for people who live in the area. It is not an overnight parking because as you stated, people will leave trash behind. I will definitely advertise it for RVs as well because most people don’t necessarily need to have their RV close to home as truck drivers do.

Boat and RV storage is a great idea if it is a secure location. You may also look into renting to trucking companies as a drop lot. Check out industrial areas nearby and see if you notice a lot of equipment for different companies. Reach out to them to see if they have a need. Also contact the shipping/receiving departments for nearby companies.

I work for a small company in Ohio and we have rented drop spots all over the state. We only have a few spots at each but they seem to pretty well used.

1. Nobody wants to pay for parking.

2. Most companies don't normally pay for drivers to park, unless it's an emergency situation. As a company driver, I don't get paid enough to blow $$ on parking unnecessarily.

3. Are you expecting daily/overnight parking or drivers home for the weekend, vacation or general home time? If it's overnight parking, refer to #1. If it's drivers on home time, possibly reach out to companies in your area to see if they'd be interested in contracting for some of your space. When I drove for Schneider, they had an Operating Center there and those drivers won't come to your place when they can park for free at the company site.

4. If you only have a lot, no facilities, most drivers aren't going to want to park there overnight OR you're going to end up with trash and pee bottles on your lot. I don't like it, don't do it, but it happens.

5. If you're looking for steady income from this, have you considered advertising it as a storage facility for boats, rv's, work trucks/trailers? Where I live, there are a couple of storage facilities where landscaping and construction businesses pay to park their vehicles.

I appreciate your feedback Greg, there are many big warehouses being built arround the area and will I contact companies if they need a Drop lot. But like you and Steve stated, I need to also target RVs and boat owners. Many people have HOA and need somewhere to park their toys!

I need some advice, what are some other places to let people know I have truck parking spaces available for rent? I have tried facebook groups, facebook marketplace, facebook ads, craigslist, & offerup. I have yet to find anyone serious, most are just wondering how much it is and it doesn't go past that. I'm charging a fair price, compared to other locations. It is a mile away from the interstate and is a well built lot only 4 miles away from about 3 major truck stops. I know there is a truck parking shortage, but it feels like I'm not getting much traction. My lot is in Wilmer, TX, about 15-20 minutes south from downtown Dallas. Any suggestions as to how to better market my ad?
