Greetings, I will start by admitting I don't have a CDL nor drive. I buy real estate and create things. My partner and I are looking to create something special. It's a secret for now, but I need to do some research. So here I am, getting feedback direct from veteran drivers. I hope you can help me out. Thanks.....

Greetings, Thank you for viewing this. Let me start by saying I do not drive and have no CDL. I am collecting research for a real estate venture. I have a simple question to pose.
What are the top five amenities you would most likely be to see at a truck stop/Oasis in or around Phoenix?
I encourage you to use your imagination and share your valued experience. Skies the limit, hold nothing back. What would you value that would be important to you to decompress from the road or service you would like.
I thank you in advance for any comments you leave.

Future Phoenix Oasis
WOW, you guys have a lot of good ideas and some outside the realm of reality, but I did say skies the limit. Some of this might be in phase two or even three for what we have in mind. Here is some good news, we already had in mind a dog run, so something for the kitty's might be to let them run with the dogs. Just kidding, they'd get their exercise for sure. I can see adding a small place separate for cats.
We know a general store will be needed and a 24/7/365 restaurant. Were looking at adding a pub, pool tables, batting cages, virtual golf, an exercise room and a large laundry set up, the drop off service might be doable. We considered dorm style hotel rooms because our showers will be nice with a tub, toilet, vanity and changing room. There will be at least 12 with an hour use limit. 3 each tied to a tank-less heater so hot water will not be an issue however, if it is easier to just add a simple bathroom the the rooms, we will see. I doubt there will be room for a jet tub, but a pool and hot tub can be part of a second phase build.
We might have to rethink the layout to include 3-4 wash bays and a trailer wash out. Good to know that is important to you. We can also look at a short term pull through area.
Other things such as chiropractors, dentists, tattoo artists and the like are of interest. You can put a lot of shop space in a large Steele building. Anyway, please, continue with the ideas. We will put out an official survey and offer something for it the closer we get to actually planning this. The one feature that will set us apart from other truck stops I can't reveal, but I think it will be very user friendly and make your life easier.
