I'd start a chain called "trucker heaven" with wide spaces mostly pull throughs.. on call doctors dentist an vets..petsmart type of stores and good food restaurants. pet walks and even boarding forschool those who want to go on a vacation. car rentals. then put car parking on he other side of this mall for locals. huge laundry facilities a dlittle even fluff n fold...get your laundry done while you eat.

then dish satellite and phones stores. a movie theater.
